Montenegro and Albania: Real estate as hidden gems

Dusseldorf, (MINA-BUSINESS) – The influential German daily Handelsblatt wrote about the strong confidence investors have in the development of tourism in Albania, Montenegro, and North Macedonia, where real estate remains very affordable.
In Montenegro, the former Mamula fortress, once notorious for its dark history, has been transformed into a luxury hotel. In Albania, near Vlora, the exclusive Green Coast resort has been completed, while in Durres, an ambitious redevelopment of the main port is underway, including a luxury marina and a mixed-use residential and hospitality complex.
Major hotel groups such as Hilton, Marriott, and InterContinental are expanding into the region, which Handelsblatt interprets as a clear sign of trust in its long-term tourism prospects.
“In Montenegro, in Kotor or Dobra Voda, apartments can be found in a similar price range, while houses with a pool cost between €500,000 and €750,000,” Handelsblatt writes.
However, Handelsblatt cautions that purchasing property abroad can be complex. Experts advise buyers to avoid going it alone and instead work with trusted agencies. They also warn of potential legal risks, environmental regulations, and limited liquidity, which can complicate resales.
“Those who approach the market carefully and partner with reliable professionals can not only discover appealing holiday destinations but also benefit from the potential for rising property values,” the paper concludes.
